​Rental Process: 

The Rental Process – first-time renter

1. Renter contacts the owner to express interest in renting.

2. The landlord sends the renter the Rules and Regulations.

3. The renter completes the Rental Registration Form and returns it to the owner.

4. The owner and renter execute a lease agreement

   1. There is a $75 Application fee

      1. If approved and the rent is for more than 4 months, the fee will be deducted from the first month's rent.​

5.  The renter completes a background check via Florida Tenant Reporting Service (FTRS) using the provided code and pays the applicable fee.

   1. All potential renters must undergo background checks, unless they are married or in a parent-child relationship.

      1. US renters: fee $37.00

      2. Canadian renters: fee $43.00

6. The renter submits background check results to his/her landlord.

7. The park manager reviews the application. If everything is in order, the park manager approves the request.

8. If approved,

   1. FirstService uploads the renter’s information in the Palmetto Palms computer system and issues the renter an access code via email.

   2. The landlord sends the renter approval notification and a welcome package.
